60. The haul route for all materials to and from this development shall be approved by the <br /> City Engineer prior to the issuance of an encroachment permit. <br /> <br />61. <br /> <br />The project developer shall submit a dust control plan or procedure as part of the <br />improvement plans. <br /> <br />62. <br /> <br />On-site drainage swales, gutters, and inlets shall be privately maintained by the project <br />developer/property owner. <br /> <br />63. <br /> <br />The project developer shall submit detailed landscape and irrigation plans as part of the <br />improvement plans for the project's Utah Avenue and Bernal Avenue street frontages. <br />The irrigation plan shall provide for automatic controls. <br /> <br />64. <br /> <br />Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the project <br />developer. This shall inch;de slurry seal, overlay, or street reconstruction if deemed <br />warranted by the City Engineer. <br /> <br />65. <br /> <br />The project developer's contractor(s) shall obtain an encroachment permit from the City <br />Engineer prior to moving any construction equipment onto the site. <br /> <br />Urban Stormwater Runoff Requirements: <br /> <br />66. <br /> <br />The project's fuel dispensing areas shall be covered with the canopy shown on Exhibit <br />"A". Downspouts from the canopy shall be routed to prevent drainage across the fuel <br />dispensing area. The fuel dispensing area shall be constructed of concrete and shall <br />extend a minimum distance of 12-feet from the fueling island and at least four-feet from <br />the nose of the dispensing island. The fuel dispensing area shall be designed to drain <br />towards the center of the island-area and then to an underground dry sump. The dry <br />sump shall not be connected to the storm drain or sanitary sewer but shall be pumped out <br />by the property owner/station operator whenever a spill occurs. The size of the dry-sump <br />shall be determined by the City Engineer and Fire Marshall in conjunction with the <br />building permit review and shall be shown on the building permit plan set to the <br />satisfaction of the Planning Director, City Engineer, and Fire Marshall before issuance of <br />a building permit. All drainage outside of the canopy area shall drain away from the fuel <br />dispensing area. <br /> <br />67. <br /> <br />There shall be irrigated and turned bios Wales located along the south and east sides of <br />the site facing Utah Street and Bernal Avenue frontages and, if feasible, along the west <br />side of the site between the convenience market/carwash building and the north/south <br />interblock driveway. There shall be breaks in the curb separating the paved surfaces <br />from the bios Wales locate~l a far as possible from the storm drain inlets in the bios Wales <br />to maximize the length of travel across the swale. The drive isle around the fueling <br />canopy, the parking lots in front of the building and the parking lot and drive isle on the <br />south side of the building shall drain into the bios wale unless otherwise approved by the <br /> <br /> <br />
