DEVELOPMENT STANDARDS: Primary (existing single-family residence) and accessory <br />structures (non-sports courts and ancillary equipment) and uses shall be those of the R- <br />1-40,000 (One-Family Residential) District of the Pleasanton Municipal Code, except that: <br /> <br />a. Up to 600-square-feet of garage area may be exempted from the FAR calculation. <br />However, garage floor area over 600-square-feet shall be included in the FAR <br />calculation. <br />Project specific condition. <br /> <br />4. Garages shall not be modified or used for storage in a manner that would interfere with <br />the ability to park cars within the garages and shall utilize the garages for parking of <br />vehicles only. SPORTS COURTS: Sports courts such as tennis, basketball, racquetball, pickleball, etc. <br />(including associated fencing and ancillary sport structures such as goal posts, basketball <br />hoops, etc.), are subject to the dministrative Design Review process and the <br />following development standards: <br /> <br />a. No sport courts allowed in the front of the existing single-family residence and <br />within the required front yard setback. <br />b. Minimum side yard setback: 10 feet (excludes related flat work). <br />c. Minimum rear setback: 10 feet (excludes related flat work). <br />d. Maximum ancillary structure height: 10 feet* (exception to height on a case-by- <br />case basis by the Zoning Administrator) <br />e. Maximum sports court fencing height: 10 feet** <br />f. All sports court lighting prohibited. <br />*Measured vertically from the top of the finished grade to the highest point of the play <br />structure (For example: basketball backboard). <br />** Measured vertically from the natural grade or finished grade, whichever is lower, to <br />the highest point of the structure. <br />Project specific condition. <br /> <br />END
