P19-0379, 1 Brozosky Hill Lane Planning Commission
Analysis
The EVAs on Lot 22 (Berlogar’s site) and Lot 25 (Reznick’s site) have been rerouted as
part of the development approvals. As such, the connecting segment on the project site
has become obsolete. Staff has conferred this item with LPFD and determined the
proposed development would not be required to complete this EVA segment.

Discussion Point No. 3: Would the Planning Commission be supportive of removing this
now obsolete EVA connector from the project site?

PUBLIC COMMENT
Public notices were sent to all property owners within a 1,000-foot radius of the subject
property. At the time this report was written, staff had not received any comments.

CONCLUSION
The VACSP embodies several objectives for Hillside Residential development. Such
development should be clustered in well-defined areas, while at the same time preserving
natural features such as heritage trees, hilltops, creeks, and steep slopes. At the same time,
the visual prominence of new development should be minimized by utilizing existing site
features, and open space area should be preserved. Achieving all these objectives on this site
is difficult. Staff recommends the Planning Commission review the attached material, take
public testimony, and make suggestions/comments to the applicant and staff regarding the
development of the site.

Primary Author:
Jenny Soo, Associate Planner, 925-931-5615 or jsoo@cityofpleasantonca.gov

Reviewed/Approved By:
Melinda Denis, Planning and Permit Center Manager
Ellen Clark, Director of Community Development
