Objective Design Standards for Housing Sites <br />City of Pleasanton - 14 - Adopted January 26, 2023 <br /> <br /> <br />allowed per City Zoning ordinance are allowed to encroach upon rear yard such <br />that they maintain a setback of 5 feet from the property line) <br />g. Maximum FAR: Not Applicable0.75; lots with alley-accessed <br />garages shall receive 0.15 additional FAR in <br />addition to the 0.75 base FAR <br />h. Maximum Height: 30 feet max. and 2 stories max. as measured per <br />Pleasanton Municipal Code <br />i. Parking Minimums: Parking minimums to be regulated per PMC <br />Chapter 18.88 <br /> <br />C. Projects with Density Ranges greater than 14 and up to 29 Dwelling Units per Acre <br /> <br />1. All Development Sites <br />a. Minimum Lot Area: 1,800 square feet <br />b. Minimum Lot Width: 30 feet (detached homes); 24 feet (attached <br />homes) <br />c. Minimum Lot Depth 60 feet <br />d. Front Yard Minimum: 10 feet <br />e. Side Yard Minimums: One Side 4 feet /A total of 10 feet for both <br />sides <br />One Side 0 feet / 0 feet both sides with <br />easement <br />f. Rear Yard Minimum: 4 feet, per alley requirement <br />g. Maximum FAR: Not Applicable <br />h. Maximum Height: 36 feet maximum as measured per Pleasanton <br />Municipal Code, except as per individual site <br />development standards, or per AB 2923. <br />i. Parking Minimums: Parking minimums to be regulated per PMC <br />Chapter 18.88 <br />j. Residential/Bike Storage: Each unit shall be provided a minimum of 130 <br />cubic feet of enclosed, secured storage space. <br />Storage space shall be located outside of the <br />associated unit. Storage space shall be allowed <br />within the garage serving the unit, but storage <br />is not required to be adjacent to the associated <br />unit. Required bicycle storage shall be allowed <br />to be located within the required residential <br />storage. <br /> <br />2. Development Sites less than three acres <br />a. Building Coverage: Each designated Housing Site shall maintain a <br />maximum building coverage of 60%.
