1 <br /> Introduction <br /> Overview <br /> The City of Pleasanton ("City") is located in Alameda County, and covers an area of <br /> 24.3 square miles, with over 24,500 assessor parcels, and approximately 80,000 <br /> residents. The City currently has five Landscape Maintenance Districts ("Districts") that <br /> provide services to a combined total of 680 parcels: <br /> • 1984-1 Ponderosa (Del Prado) — 344 parcels <br /> • 1993-1 Windsor— 90 parcels <br /> • 1993-2 Bonde Ranch — 103 parcels <br /> 1994-1 Oak Tree Farm —42 parcels <br /> • 1995-1 Moller Ranch — 101 parcels <br /> The five District's benefit assessments were established prior to the approval of <br /> Proposition 218 in 1996. The purpose of these Districts is to provide funding for the <br /> installation, maintenance and servicing of local landscaping and lighting improvements <br /> ("Improvements") within each District's service area. <br /> Landscape Maintenance District No. 1994-1, Oak Tree Farm <br /> Assessment Background <br /> The Oak Tree Farm Landscape Maintenance District No. 1994-1 ("District 1994-1" or <br /> "Maintenance District") was formed in September of 1994 as a Condition of Approval for <br /> the Oak Tree Farm Phase I development to fund certain landscape improvements in the <br /> Oak Tree Farm subdivision's 25 parcels. In July 1999 the Oak Tree Farm Phase II was <br /> annexed into the Oak Tree Farm Landscape Maintenance District No. 1994-1, adding <br /> an additional 16 parcels. The total number of parcels served by District 1994-1 since <br /> then to present time is 42 (25+16+1 City-owned sewer lift station parcel). <br /> The Oak Tree Farm Landscape Maintenance District No. 1994-1 purpose is to fund the <br /> maintenance of the existing Oak Tree Farm subdivision open space areas, entry <br /> features, decorative lighting, firebreaks, trees, shrubbery, groundcover and irrigation <br /> systems. <br /> District 1994-1 is funded by the benefit assessment approved in 1994 ("Assessment"), <br /> and it does not receive any direct revenues from property taxes or any other funding <br /> sources. The fiscal year 2023-24 assessments for District 1994-1 will remain at the <br /> same assessment rate of$473.66 per parcel per year. With a total of 42 parcels in the <br /> District, fiscal year 2023-24 total assessment will be $19,885.81. <br />
