1 <br /> Introduction <br /> Overview <br /> The City of Pleasanton ("City") is located in Alameda County, and covers an area of <br /> 24.3 square miles, with over 24,500 assessor parcels, and approximately 80,000 <br /> residents. The City currently has five Landscape Maintenance Districts ("Districts") that <br /> provide services to a combined total of 680 parcels: <br /> 1984-1 Ponderosa (Del Prado) — 344 parcels <br /> • 1993-1 Windsor— 90 parcels <br /> 1993-2 Bonde Ranch — 103 parcels <br /> • 1994-1 Oak Tree Farm — 42 parcels <br /> • 1995-1 Moller Ranch — 101 parcels <br /> The five District's benefit assessments were established prior to the approval of <br /> Proposition 218 in 1996. The purpose of these Districts is to provide funding for the <br /> installation, maintenance and servicing of local landscaping and lighting improvements <br /> ("Improvements") within each District's service area. <br /> Landscape Maintenance District No. 1993-2, Bonde Ranch <br /> Assessment Background <br /> The Bonde Ranch Landscape Maintenance District No. 1993-2 ("District 1993-2" or <br /> "Maintenance District") was formed in 1993 as a Condition of Approval for the Bonde <br /> Ranch development, to fund certain landscape improvements within the Bonde Ranch <br /> subdivision. <br /> The subdivision includes 102 single-family residence parcels and 1 parcel owned by the <br /> City that has a water tank. The total number of parcels served by District 1993-2 at <br /> present time is 103 parcels. <br /> The Bonde Ranch Landscape Maintenance District No. 1993-2 purpose is to fund the <br /> maintenance of the existing Bonde Ranch designated landscaped areas, open space <br /> slopes, fuel transition zones (fire breaks), entry features, open space drainage ditches, <br /> irrigation systems, trees in the open space and designated landscaped areas, <br /> groundcover and irrigation systems. <br /> District 1993-2 is funded by the benefit assessment approved in 1993 ("Assessment"), <br /> and it does not receive any direct revenues from property taxes or any other funding <br /> sources. The fiscal year 2023-24 assessments for District 1993-2 will remain at the <br /> same assessment rate of $257.22 per parcel per year. With a total of 103 parcels in the <br />
