LIVER�tUIZE LEASEHOLD DEVELOPMENT <br /> 3.4. Manmade and Natural Hazards <br /> The City requires development that does not expose others to avoidable natural and manufactured hazards. <br /> As such,the City encourages development which: <br /> i is designed,constructed,and located in a manner that is compatible with existing hazards and <br /> does not create any additional hazards and <br /> is not located in floodplains, geologically hazardous areas, or other natural hazard areas that <br /> could threaten the development, the Airport, or the health, safety, security, or welfare of the <br /> public. <br /> 3.5. Reuse of Resources <br /> The City encourages development which uses recycled materials, promotes recycling of materials used in <br /> construction,and reuses wastewater. <br /> 3.6. Restricted Improvements <br /> Temporary Building—Portable buildings which are intended to be in place for six(6)months or less shall <br /> be deemed to be temporary. Temporary buildings including offices or storage facilities shall not be placed <br /> on the Airport without the prior written approval of the City through the Temporary Use Permit (TUP) <br /> process. Temporary buildings are subject to Livermore Development Code Chapter 9.09, Temporary Use <br /> Permits,as it exists today or amended. <br /> > Portable/mobile homes or recreational vehicles are prohibited from being placed on the Airport. <br /> > A request for approval of any temporary building shall be submitted to the Airport Manager <br /> and Community Development Department for review and approval through the TUP <br /> entitlement process.The request must include a site plan showing the proposed location,access <br /> plan, size, construction material, purpose, and provisions for dismantling and/or removal no <br /> later than thirty (30) calendar days after development of permanent Improvements are <br /> completed. <br /> Temporary buildings may only be utilized for construction management purposes and/or while engaging in <br /> Commercial Aeronautical Activities during development or renovation of permanent Improvements. <br /> Obstruction Marking and Lighting—All proposed improvements and/or renovations shall conform with <br /> CFR Part 77 and shall not be deemed a hazard to air navigation. No development shall be permitted or <br /> approved by the City that establishes a hazard or creates a nonconforming Improvement or natural <br /> vegetation that increases the hazard to air navigation. <br /> lio Entities shall prepare and submit FAA Form 7460-1 Notice of Proposed Construction or <br /> Alteration and all required attactunents/exhibits to the FAA and City. All improvements shall <br /> conform with FAA obstruction lighting/marking requirements.Entities shall,at its sole cost and <br /> expense install, operate, and maintain required markings and/or obstruction lighting deemed <br /> necessary by the FAA,City,and any other Agency having jurisdiction. <br /> Leasing and Development Policy(DRAFT FOR DISCUSSION PURPOSES ONLY) 10 <br /> City of Livermore, Livermore Municipal Airport(02122/2023) <br />
