Prior to the recordation of a Final Map, the issuance of a grading permit, the <br /> issuance of a building permit, or utility extension approval to the site, whichever is <br /> sooner, the applicant shall submit written verification from Zone 7 Water Agency or the <br /> City of Pleasanton's Utility Planning Division that water is available for the project. To <br /> receive the verification, the applicant may need to offset the project's water demand. <br /> This approval does not guarantee the availability of sufficient water capacity to serve the <br /> project. <br /> Implementation Measure 1 for MM 4.L-2. Prior EIR MM 41-2 shall be implemented as <br /> follows: the project applicant shall pay the project's pro-rata share of the cost to increase <br /> reservoir capacity for the project's increase in water storage demand of 0.1 MG, to be <br /> paid prior to building permit issuance. <br /> MM 4.N-7. The City shall require developers on the potential sites for rezoning to <br /> contribute fair-share funds through the payment of the City of Pleasanton and Tri-Valley <br /> Regional traffic impact fees to help fund future improvements to local and regional <br /> roadways. (Project Specific Condition) <br /> HOUSING DIVISION —925-931-5007 <br /> 40. AFFORDABLE HOUSING AGREEMENT: Prior to issuance of a Building Permit, the <br /> applicant shall execute the City Council-approved Affordable Housing Agreement. (Project <br /> Specific Condition) <br /> BUILDING AND SAFETY DIVISION — 925-931-5300 <br /> 41. BUILDING AND FIRE CLEARANCE: Prior to issuance of a business license, the applicant <br /> shall contact the Building and Safety Division and the Fire Department to ensure the <br /> proposed use of the tenant space meets Building and Fire Code requirements. If required, <br /> the applicant shall obtain all appropriate City permits. <br /> 42. PHASED OCCUPANCY: If building occupancy is proposed to be phased, the applicant shall <br /> submit a phasing plan to the Chief Building and Safety Official for review and approval. <br /> 43. DIGITAL PLAN SUBMITTAL REQUIREMENT— COMMERCIAL, MULTI-FAMILY <br /> RESIDENTIAL AND CONDOMINIUM PROJECTS: The applicant shall submit site plan and <br /> building information to the City's Geographic Information Services (GIS) Division in a digital <br /> format prior to issuance of the building permit. All changes or revisions to the approved plans <br /> during construction which affect the digital submittal, shall be resubmitted for GIS review no <br /> later than one month prior to scheduling a final inspection. The updated digital submittal will <br /> be checked and approved before the building permit will be finalized and certificate of <br /> occupancy granted (if applicable). For phased project, the digital submittal must be approved <br /> prior to the first occupancy of any phase. The information will be used for public safety and <br /> emergency response planning by the Police and Fire Departments. Refer to the "Digital Plan <br /> Submittal Requirements" for necessary data and file formatting requirements. <br /> 44. UNIVERSAL DESIGN — 15 OR MORE UNITS: Unless otherwise approved by the Director of <br /> Community Development, all units, including those otherwise required to be adaptable, shall <br /> provide the following features: <br /> a. Pre-wire for both audible and visual capability of doorbell within unit. <br /> b. Balcony/patio floor level not more than one-half inch lower than floor level within the <br /> unit at doorway. <br />
