DISTURBANCE COORDINATOR: The applicant shall designate a "disturbance coordinator' <br /> who shall be responsible for responding to any complaints regarding construction noise, <br /> dust, construction parking, etc. The coordinator (who may be an employee of the general <br /> contractor) shall determine the cause of the complaint and shall require the implementation <br /> of reasonable measures warranted to correct the problem. A telephone number of the <br /> disturbance coordinator shall be posted on the construction site fence and on the notification <br /> sent to neighbors adjacent to the site. The sign shall also list an emergency after-hours <br /> contact number for the disturbance coordinator, or designee. <br /> 34. CULTURAL RESOURCES: In the event that human remains are discovered during grading <br /> and construction of development facilities by the Housing Element, work shall stop <br /> immediately. There shall be no disposition of such human remains, other than in accordance <br /> with the procedures and requirements set forth in California Health and Safety Code Section <br /> 7050.5 and Public Resources Section 5097.98. These code provisions require notification of <br /> the County Coroner and the Native American Heritage Commission, who in turn must notify <br /> the persons believed to be most likely descended from the deceased Native American for <br /> appropriate disposition of the remains. (Project Specific Condition—Also See COA#38— <br /> Mitigation Measures) <br /> Fees <br /> 35. FEES: The applicant shall pay any and all fees to which the property may be subject, prior to <br /> issuance of grading and/or building permits, or prior to recordation of the final map, <br /> whichever is applicable. The type and amount of the fees shall be those in effect at the time <br /> the permit is issued. <br /> 36. WILL SERVE COMMITMENT, WATER FEES AND WATER METER CONNECTION FEES: <br /> Prior to building permit issuance, the applicant shall obtain and provide to the City a will <br /> serve letter or equivalent acceptable to the Director of Community Development from Zone 7 <br /> guaranteeing adequate water service would be supplied to the project. The applicant shall <br /> pay the applicable Zone 7 and City connection fees and water meter cost for any water <br /> meters and irrigation meters, if applicable, prior to building permit issuance. (Project <br /> Specific Condition) <br /> 37. SEWER FEES: The applicant shall pay the applicable Dublin-San Ramon Services District <br /> (DSRSD) and City sewer connection fees prior to building permit issuance. <br /> 38. SCHOOL IMPACT FEES — RESIDENTIAL NEW CONSTRUCTION: Applicant shall work with <br /> the Pleasanton Unified School District (PUSD) to develop a program to offset this project's <br /> long term effect on school facility needs in Pleasanton. This program shall be designed to <br /> fund school facilities necessary to offset this project's reasonably related effect on the long- <br /> term need for expanded school facilities. The method and manner for the provision of these <br /> funds and/or facilities shall be approved by the PUSD and in place prior to building permit <br /> issuance. Written proof of compliance with this condition shall be provided by applicant to the <br /> City, on a form generated by the PUSD, prior to building permit issuance. <br /> Environmental <br /> 39. MITIGATION MEASURES/IMPLEMENTATION MEASURES: The following prior SEIR <br /> Mitigation Measures and Section 15183 Checklist 15164 Addendum to the SEIR <br /> implementation measures are incorporated herein as Conditions of Approval for the <br /> project. This condition clarifies the measures as set forth in the Mitigation Monitoring <br />
