Objective Design Standards for Housina Sites <br /> bicycle connections shall be provided. <br /> Multiple Family Development <br /> A1.7 At least 75 percent of Internal Streets and Paseos shall provide connection to adjacent streets and <br /> neighboring development and be publicly accessible,unless demonstrated to be infeasible by the <br /> applicant due to demonstrated topographic constraints,existing infrastructure,or other <br /> jurisdictional restrictions. <br /> Single Family Tract Development <br /> Single Family Home and Multiple Single Family Development shall comply with the following site <br /> design standards: <br /> A1.8 Subdivision of property for Single Family Home or Multiple Single Family Home development <br /> on designated Housing Element Inventory sites shall comply with the following standards: <br /> a. The sideline of all lots shall be at right angles to the street which the lot faces,or <br /> approximately radial to the center of curvature, if such street is curved. Side lines of lots <br /> shall be approximately radial to the center of curvature of a cul-de-sac on which the lot <br /> faces. <br /> b. Corner lots for residential use shall be platted wider than interior lots in order to permit <br /> conformance with the required street side yard requirements of Title 18 of the <br /> Pleasanton Municipal Code. <br /> C. No lot shall be divided by a city boundary line. <br /> d. No remnants of property shall remain which do not conform to lot requirements or are <br /> not required for a private,public utility or other public purpose. <br /> A1.9 Internal Streets located within proposed residential subdivisions shall comply with the following <br /> standards <br /> a. Streets shall be extended to the boundary lines of the land to be subdivided,unless <br /> demonstrated to be infeasible by topography or other physical conditions. <br /> b. A maximum of 15 percent or one,whichever is greater,of the total number of Internal <br /> Streets shall be allowed to exceed 150 feet from intersection centerline without a <br /> connection to an Internal Street at both ends of the segment. <br /> C. At least 25 percent of Internal Streets and Paseos shall provide connection to adjacent <br /> streets and neighboring development and be publicly accessible, unless demonstrated to <br /> be infeasible by the applicant due to demonstrated topographic constraints,existing <br /> infrastructure,or other jurisdictional restrictions. <br /> d. There shall be a minimum of one internal street connection,which shall include <br /> sidewalks or other pedestrian facility,between each discrete"neighborhood"or <br /> development subarea of the subdivision. <br /> A1.10 Private Driveways proposed for Single Family Home or Multiple Single Family Home <br /> development on designated Housing Element Inventory sites shall comply with the following <br /> standards: <br /> a. One drive shall be allowed for each 70 feet of lot frontage on a public street at interior <br /> parcels <br /> b. Corner parcels shall be allowed to locate a maximum of one drive for every 70 feet of <br /> frontage on each public street,except if the applicant commissions a traffic study by a <br /> licensed engineer concluding that additional drives do not create an unsafe condition for <br /> pedestrians and drivers. <br /> C. No private drive shall exceed the total maximum width allowed in R districts by the Off <br /> Street Parking requirements of the Pleasanton Municipal Code <br /> d. Private drives shall be allowed to be shared between adjacent properties with a dedicated <br /> Access Easement <br /> e. A proposed drive exceeding 150 feet in length shall provide a minimum of 20 feet of <br /> City of Pleasanton -22- Adopted January 26, 2023 <br />
