Objective Design Standards for Housing Sites <br /> B. ARCHITECTURAL FEATURES <br /> The visual impact of buildings on the community and neighborhood should be carefully planned.This <br /> section discusses standards and guidelines for building massing,building entrance design,building <br /> elements,articulated facades,and other architectural features which help create developments that are <br /> welcoming to both the occupants and people walking by. <br /> B1. Building Massing <br /> Buildings should be designed to break down large building volumes into comprehensible parts. <br /> Development Standards <br /> Multifamily Development <br /> B 1.1 Buildings taller than three StOFies36 feet shall provide a stepback at the uppermost story on <br /> facades fronting public streets,publicly-accessible open spaces and property lines adjoining <br /> existing single-family uses . <br /> a. The required stepback shall be a minimum of six feet in depth. <br /> b. The stepback shall be required to extend for 80 percent of the building fagade length <br /> exclusive of Massing Break width. <br /> B1.2 Buildings proposing frontages in excess of 180 feet in length fronting on Public Streets or <br /> fronting on designated Group Usable Open Spaces larger than 7,000 square feet in area shall <br /> provide a Massing Break to reduce the perceived length of the building. <br /> a. Massing Breaks shall provide a minimum clear dimension of 15 feet and a minimum area of <br /> 250 square feet. <br /> b. -Stoneridge Mall Housing Site buildings shall require a Massing Break at 300 feet, <br /> maximum.This massing break shall be a minimum of 25 feet deep and 25 feet wide. <br /> c.
