Planning Commission Minutes Page 4 of 4 September 26, 2022
to rework parking, with subterranean and one or two large structures; and the design of the mall
needed to compliment Downtown and not create competition. She stated further study was needed to
understand what the owners were willing to do or not do to ensure the right scope for the project. She
stated she liked the idea of distributing the housing across the mall area and repurposing the large
stores to mid-sized anchor stores.

Chair Pace echoed thanks to staff, the consultant and the public. He thanked Commissioners Allen and
Brown for their service on the Commission. He commented on the need for a multi-use opportunity,
creating a destination, and providing a diverse opportunity for the diverse community. He stated it was
necessary to think carefully about traffic flow and impact to surrounding businesses and
neighborhoods. He reiterated the concerns about safety. He suggested considering feedback from the
word graph for inclusion in the goal statement including safety, family oriented, entertainment, livable,
and center for community. He suggested the need to differentiate between Downtown and the mall,
perhaps limiting chains to the mall. He stated it was necessary to think holistically about use of space
and to have creative, collaborative discussions with the property owners.

Commissioner Allen suggested a walk-through of the area and visit to a model city.

Commissioner Brown stated the vision of the property owners was necessary.

Commissioner Morgan stated he reviewed other Simon shopping centers which may be helpful in
planning the Stoneridge Mall.

Community Development Director Clark provided the next steps in the process and information on how
to stay in the loop.

ADJOURNMENT

Chair Pace adjourned the meeting at 9:28 p.m.

Respectfully submitted,

Estela Ramirez
Recording Secretary
