Compatibil ity with Surrou nding Development <br />While the density restrictions and Design Standards on the sites ensure a baseline compatibility with <br />surrounding development, the City desires the implementation of new development compatible with <br />directly adjacent residential neighborhoods and surrounding non-residentia l bui ldings. <br />Design Standards <br />Multifamily Developmen t <br />B9 .1 Development containing multiple buildings with varying heights proposed for Housing Sites <br />shall: <br />a. Locate the tallest structures furthest from the property line abutting existing si ng le-family land <br />uses on sites less than three acres net area and locate less tall development types adjacent to <br />existing residential development <br />b. Locate the tallest structures at the interior center of the site or along frontages adjacent to arterial <br />or co ll ector streets t(as defined in the General Plan) on sites greater than three acres net area and <br />locate less tall development types adjacent to existing residential development <br />Design Guidelines <br />All Housing Site Development <br />Where development directly borders existing single family land uses , the following guidelines can be <br />used to increase compatibi lity between proposed development and existing b uilt form. <br />B9 .a Consider providing setbacks that match adjacent single family properties. <br />B9.b Enhanced landscaping should be provided along shared property lines including a variety of <br />trees and shrubs , including plantings of sufficient height to filter and screen views between <br />properties . <br />B9.c Inc lude an increased setback for floors above the adjacent lower height residential <br />developments to reduce visual perception of height. <br />City of Pleasanton -Page 57 -DRAFT: January 4, 2023
