Objectjve Desjgn standards toe Hoysjng s;tes <br />a. All uti lity equipment visible from, and located within 30 feet ofa public right of way, unless <br />specifically prohibited by uti lity providers; including, but not limited to , transformers , pump <br />stations, backflow preventers, and valves . <br />b. Any mechanical equipment located at grade, exceeding two feet in height, and located <br />within 15 feet of a public right of way, designated open space, pedestrian connection, or <br />internal street; inc luding, but not limited to air conditioning condensers, ventilator fans, <br />chillers, and permanent ly installed generators. <br />Multifam ily Development <br />A t 1.4 !futility providers require direct access from the street to utility rooms or closets, these facilities <br />shall be configured to occupy less than 25 percent of the length of any ground floor fa9ade <br />facing a Public street, Internal Street, or Paseo. <br />A t 1.5 Utility and Service Areas shall be located to comp ly with all of the following standards: <br />a. Refuse and service areas shall be located at the rear of the building(s); <br />b. Exterior refuse areas shall be located outside of a 50 feet radius centered on the Primary <br />Building Entrance and shall be screened by opaque, roofed enclosures built of durable <br />materials and designed to harmonize with the proposed architecture; <br />c. Freestanding exterior enclosures shall be prohibited from encroachment into the Front Yard <br />Setback <br />A l 1.6 Development shall provide direct access for maintenance workers and waste collection from <br />alleys; or if alleys are not provided, from internal streets. <br />A l 1.7 Townhouse developments with dead end alleys shall provide a letter from the city 's solid waste <br />franchisee stating that either: <br />a . Individual carts can be collected adjacent to each garage; or <br />b. One or more exterior refuse enclosure(s) for cart collection located in accordance with the <br />preceding standard can be serviced. <br />Single Fam ily Tr act De velopmen t <br />Single Family Homes and Primary Structures of Multiple Single Family Development on the same <br />parcel shall comply with the following standards: <br />A l 1.8 Mailbox location shall be coordinated with the USPS and shall include addresses displayed . <br />Where clustered mailboxes are required by USPS , they shall be integrated into architectural <br />design by using the same materials and details as surrounding structures. <br />A 11.9 Air conditioning and pool heating equipment shall be located and/or acoustically shielded so as <br />to protect neigh boring properties from annoying noise leve l and shall comply with the same <br />setbacks as accessory structures. <br />Al 1.1 0 Air conditioning and pool heating equipment shall be enclosed and screened from view from <br />Public Right of Ways by the combination of <br />a. A minimum seven-foot-wide planting strip ; <br />b. A low fence not to exceed four feet in height ; and <br />c.
