Objectjye Desjgn standards tor Hoysjng Sites <br />PART3 <br />DESIGN STANDARDS <br />A . SITE DESIGN AND PLANNING <br />The intent of these standards is to provide a quality entry experience for visitors and residents. Sites shall <br />provide a distinct hierarchy of circulation inc luding Public Streets, Internal "Streets" or drives , <br />Pedestrian walks/paseos , Bicycle paths and alleys / parking areas (see definitions in Glossary of this <br />document). These should be arranged so that visitors and residents use the primary circulation of public <br />streets , internal streets and drives and pedestrian walks / paseos and bike paths for their primary <br />circulation and addressing of the units and building orientation. <br />A 1 . SITE Cl RC ULA TION <br />Site circulation s hould facil itate pedestrian and bicycle use and will link housing, workplaces , schools , <br />transit, parks and other fac ilities essential to the daily life of Pleasanton residents. <br />Design Standards <br />All Housing Si te Development <br />A I.I Where prov ided , Internal Streets shall be designed similar to Public Streets and shall provide <br />sidewalks, street trees , and pedestrian-scale lighting. <br />A 1.2 A lleys and parki ng areas shou ld not be used for primary circu lation to the building entries and <br />through the site. If individual unit entries are provided , a maximum of25 percent of indiv idual <br />unit entries in each building shall be allowed to front Alleys and Parking Areas in each project. <br />Alleys are allowed in both single family and multifamily development. <br />A l.3 Pedestrian circulation shall not be routed directly through parking areas , parking drive aisles, or <br />alleys and shall comply with the Standards in Section A 7 though use of a fence or low wall and <br />landscaping. Pedestrian circulation shall be required to be separated from the fo ll owing areas by <br />a minimum four-foot -wide planting strip : <br />• Surface parking areas <br />• Surface parking drive aisles <br />• Alley s, service courts, or other loading areas <br />A 1.4 Pedestrian circulation shall be accommodated o n sidewalks built to a minimum width of five <br />feet and include shall include decorative paving at crossings, landscaping/trees , and lighting. <br />A l.5 Pedestrian circulation shall be accommodated on sidewalks bui lt to a minimum width of five <br />feet and include shall include decorative pav ing at crossings, landscaping/trees , and lighting . <br />Pedestrian circulation shall comply with the dimensional standards set forth in these Objective <br />Design Standards: <br />• Pedestrian circulation abutting Public Streets shall comply with the standards in Section A3. <br />• Pedestrian circulation abutting Internal Streets shall comply with the standards in Section <br />A4 . <br />• Pedestrian circulation abutting buildings s h all comply with the standards in Section A6. <br />• Pedestrian circulation abutting parking lots shall comply with the standards in Section A 7 . <br />A 1.6 Developments adjacent to city public trail system shal l provide private resident access to the <br />public trail system. <br />City of Pleasanton -20 -DRAFT: January 4, 2023
