Objectjve Desjgn standards for Housjng Sites <br />Site. Subdi v isions sha ll be exempt and shall follow the Pleasanton S ubdivision <br />Standards. <br />B . Open Space: Multifamily uses shall provide a total of 300 square feet per unit <br />of Open Space cumulative of Group Usable Open Space a nd Private Open Space <br />1. G roup Usa bl e Ope n Spac e: A minimum of250 square feet per unit of <br />Group Useab le Open Space is requi red for all multifamily occupancies in <br />compliance with required dime nsions and q uantities per Standard A8.2 . <br />11. Pri v ate Open S paces : Private Open Spaces are associated with individual <br />un its and are not required . Where provided , such space in the form of individual <br />un it terraces, stoops, porches or balconies shall be directly connected and <br />accessible from each dwe ll ing unit and shall be allowed to be deducted from the <br />required Group Useable Open Space to a maximum deduction of20%. <br />E. Proj e cts located on the Ston e ridg e Ma ll Hou s ing S it e <br />Projects located within the boundaries of the Stoneridge Mall Housing Site shall meet the following <br />development standards. These specific standards shall supersede preceding Objective Design Standards <br />with respect to Open Space requirements: <br />t. Open S pac e <br />a. Publicl y-Access ibl e Ope n Spac e*: Development at the Stoneridge Mall Site shall <br />provide , in addition to the Group Useable Open Space as required in Section 3 .B., above, a <br />m inimum of 120 square feet per unit of Pub licly -Accessib le Open Space. Such space shall <br />be accessible to the general public . The required amount of Publicly -Accessible Open <br />Spaces shall not be allowed to substitute for required Group Useable Open Space. <br />b . Pri va te Op e n S paces : Individual Private Open Space is not required. Where provided, <br />such space in the form of individual unit terraces or balconies shall be directly <br />connected and accessib le from each dwelling unit. Private Open Space shall not be <br />a ll owed to be deducted from the required Group Useab le Open Space a mount. <br />*Publicly-Accessible Open Spaces are defined as Open Spaces located adjacent to mixed-use <br />development and public ly accessible streets and/or drives that a ll ow for general public use from <br />7:00am -1 0 :00pm. <br />City of Pleasanton -16 -DRAFT: January 4, 2023
