EXHIBIT A <br /> CONDITIONS OF APPROVAL <br />PUD-136 <br />1008 Stoneridge Mall Road <br />February 22, 2023 <br />The applicant is hereby notified, as part of this approval, that (s)he is required to satisfy and maintain <br />compliance with the conditions of approval below. Where approval by the Director of Community <br />Development, Planning Division, Director of Engineering/City Engineer, City Attorney, Chief Building and <br />Safety Official, Fire Department or other City staff is required, review shall be for compliance with all <br />applicable conditions of approval, adopted policies and guidelines, ordinances, laws and regulations, and <br />accepted practices related to the approval. In addition to complying with the conditions below, the <br />applicant is required to comply with all applicable federal, state, and local laws that pertain to this project <br />whether or not specifically noted herein. <br />This approval is granted for a Planned Unit Development to construct 360 multi-family units and related <br />site improvements including a new parking structure located on Assessor Parcel No(s). <br />941-1201-094-03 and 941-1201-04-06 at 1008 Stoneridge Mall Road. Development shall be <br />substantially as shown on the project materials listed below: <br />a. Project plans, Exhibit B, prepared by Kimley Horn for Simon Property Group, dated <br />“Received” on December 16, 2022, and kept on file in the Planning Division of the Community <br />Development Department. <br />b. Color and materials board prepared by Kimley Horn for Simon Property Group, dated <br />“Received” on December 16, 2022, and kept on file in the Planning Division of the Community <br />Development Department. <br />c. Arborist Report prepared by Traverso Tree for Simon Property Group, dated “Received” on <br />July 18, 2022 (updated June 21, 2022), and kept on file in the Planning Division of the <br />Community Development Department. <br />d. Traffic Impact Analysis prepared by Kimley Horn for Simon Property Group, dated “Received” <br />on October 25, 2022, and kept on file in the Planning Division of the Community Development <br />Department. <br />e. Greenhouse Gas Emissions Checklist prepared by Kimley Horn for Simon Property Group, <br />dated “Received” on January 13, 2023, and kept on file in the Planning Division of the <br />Community Development Department. <br />f. Geotechnical Engineering Report prepared by Terracon for Simon Property Group, dated <br />“Received” on March 28, 2022, and kept on file in the Planning Division of the Community <br />Development Department. <br />g.
