The General Plan intent is to incorporate the <br />variety of compatible uses which are generall y all owed by the zoning <br />districts within eac h General P la n designation. According ly, <br />permitted and conditional land uses allowed withi n the various C ity <br />zoning d esignations are considered to be consistent with the <br />corresponding General Plan land-use categories. <br />Below is a general description of the lan d uses all owed under th e <br />Pleasanton General Plan. The all owabl e density of any zoning <br />designation for any individual parcel must fa ll within the density <br />range for the underlying Gen eral Plan designation as shown on <br />Table 2-3, a b ove. Any use all owed within the zonin g district must <br />also conform to the General Plan. <br />:;asfi= <br />I <br />Applied Biosystems buildings <br />Adopted 07 21 09: Amended 10 19 10 2 -22 <br />2.0 Land Use Element <br />Notwithstanding any provisions of State law to the contrary, when <br />zoning individual properties, the City shall attempt to balance <br />development at the upper end of the General Plan density range with <br />th e low er end so that the City ca n apply average densities -shown in <br />Table 2 -3 -city-wide . The average densities shown in Table 2 -3 were <br />used to calc ul ate the holding capacity of the General Plan an d resulting <br />levels of traffic, noise, and air quality . <br />The Gen eral Plan Map's con ceptual depiction of major arroyos as <br />Open Space-Public Health and Safety ap pli es the Open Space <br />designation to the entirety of flood -control channel rights-of-way as <br />u ltimately determined by the City. T h ese arroyos are not to b e <br />counted as part of residentially d es ignated gross developable acres. The <br />City sh all con s id er terrain of the land when designating land uses, so <br />that it does not redesignate lan d t h at is not feas ibl e or appropriate for <br />development to Low-, Medium-, or High-Density R esidential. <br />All projects receiving PUD a pproval prior to the adoption of this <br />comprehensive General Plan update in 2009 sh all be deemed in <br />conformance with the provisions of this Plan. <br />Residential Areas <br />Any housing type ( detached and attach ed single -family homes, <br />duplexes, townhouses, condominiums, and a partments) in a ddition <br />to religious fac ilities, schools, d aycare fac ilitie s, a nd oth er community <br />facilities, may be a ll owed in any of the residential designations <br />provided th at all requirements of the Zoning Ordinance are m et.
