Common Use/Private Open Space and Amenities <br /> As mentioned above, two ground-level outdoor courtyard-style spaces which include a <br /> mix of common use passive outdoor space and recreational uses, as well as one <br /> common use roof-top deck area are proposed. `Courtyard A' is located approximately in <br /> the center of the project and is surrounded by the building. This courtyard includes both <br /> active and passive areas including a playground, seating areas, hardscape, and shaded <br /> landscape areas. The primary and significantly larger, ground-level, common use <br /> outdoor space is located at the west side of the project and is surrounded by the <br /> building on three sides. This space includes a large swimming pool, outdoor <br /> entertaining/BBQ area, several seating areas, hardscape, and shaded landscape areas. <br /> The common use roof-top deck area would be located at the northeast corner of Level <br /> 4. This space includes outdoor entertaining/BBQ area, several seating areas, <br /> hardscape, and shaded landscape areas. <br /> Private open space would be provided by patios (ground-level units) and <br /> decks/balconies (Levels 2 through 5) for each unit. These spaces range in size between <br /> approximately 60 square feet to approximately 200 square feet depending on the unit <br /> type and location within the building; however, in most cases the size would average <br /> approximately 75-80 square feet. <br /> Other on-site amenities include a fitness facility, clubhouse, lounge, common use office <br /> space, and mail room. Refer to Figure 7 above and/or Attachment 4 for more detailed <br /> information. <br /> Building Height <br /> As discussed above, the project proposes five-and-one-half stories and a maximum <br /> height of approximately 65 feet, which height is consistent with the 2012 Design <br /> Guidelines. The proposed number of stories exceeds that allowed by the 2012 Design <br /> Guidelines (five stories), but is a concession requested pursuant to State Housing <br /> Density Bonus Law, see discussion below. Figures 8 and 9 below provide a building <br /> section and neighborhood context diagram illustrating the height of each level and the <br /> cumulative height of the building as well as how the building would compare with other <br /> existing buildings within the immediate vicinity. <br /> Page 15 of 41 <br />
