Materials and Character <br /> <br />Materials should be chosen to accentuate building quality. Material placement should be carefully and <br />thoughtfully detailed. <br /> <br />Fig. 16: (left) Materials Articulate Base, Middle, and Top; (right) Material Transition <br />Limited to Inside Corners <br />Development Standards <br />All Housing Site Development <br />B5.1 All changes in building wall material or color shall occur at inside corners. Building facades <br />shall clearly relate to each other and communicate a cohesive idea. <br />B5.2 Trims and architectural moldings shall not be made from foam base for stucco trims except if <br />stucco is specified as full 7/8-inch three-part stucco system. <br /> <br />Multifamily Development <br />B5.3 20% of the area of ground-level facades fronting public right of ways shall be composed of high <br />quality materials including brick, stone, masonry, and tile. <br /> <br />Single Family Tract Development <br />B5.4 Accessory Dwelling Units and other structures on each lot shall be designed to appropriately <br />relate to the main dwelling in context and detailing. <br /> <br />Design Guidelines <br />All Housing Site Development <br />B5.a Facades should use materials and/or building forms to achieve a three-part horizontal division <br />that differentiates between the top, middle and bottom of the building: <br />a. Base: Incorporate smaller scale features and finer-grained materials and design treatments, <br />relative to middle and top, that accentuates the rhythm of columns, windows, entry stoops, <br />and porches. <br />b. Middle: Incorporate materials and material joints that relates to window and balcony <br />rhythms. <br />c. Top: Incorporate changes in material, color, or pattern in façade treatments, relative to lower <br />floors, that breaks down the height of the building. <br />B5.b Materials should be selected to reinforce architectural character, building articulation and add <br />visual interest.
