Objective Design Standards for Housing Sites <br />City of Pleasanton - 16 - Adopted January 26, 2023 <br /> <br /> <br />within the required residential storage. <br />2. Development Sites less than three acres <br />a. Building Coverage: Each designated Housing Site shall maintain a <br />maximum building coverage of 60%. Where <br />Housing Sites are divided among multiple <br />owners, parcels, or developments, Building <br />Coverage shall be averaged across the Housing <br />Site. Subdivisions shall be exempt and shall <br />follow the Pleasanton Subdivision Standards. <br />b. Open Space: Multifamily uses shall provide a total of 240 <br />square feet per unit of Open Space cumulative of Group Usable Open Space <br />and Private Open Space. <br />i. Group Usable Open Space: A minimum of 200 square feet per unit of <br />Group Useable Open Space is required for all <br />multifamily occupancies in compliance with <br />required dimensions and quantities per <br />Standard A8.2. <br />ii. Private Open Spaces: Private Open Spaces are associated with <br />individual units and are not required. Where <br />provided, such space in the form of individual <br />unit terraces, stoops, porches or balconies shall <br />be directly connected and accessible from each <br />dwelling unit and shall be allowed to be <br />deducted from the required Group Useable <br />Open Space to a maximum deduction of 20%. <br /> <br />3. Development Sites three acres or larger <br />A. Building Coverage: Each designated Housing Site shall maintain a maximum building <br />coverage of 60%. Private Open Spaces: Private Open Spaces are associated with individual units <br />and are not required. Where provided, such space in the form of individual unit <br />terraces, stoops, porches or balconies shall be directly connected and accessible <br />from each dwelling unit and shall be allowed to be deducted from the required <br />Group Useable Open Space to a maximum deduction of 20%. <br /> <br />E. Projects located on the Stoneridge Mall Housing Site <br />Projects located within the boundaries of the Stoneridge Mall Housing Site shall meet the following <br />development standards. These specific standards shall supersede preceding Objective Design Standards <br />with respect to Open Space requirements:
