Objective Design Standards for Housing Sites <br />City of Pleasanton - 13 - Adopted January 26, 2023 <br /> <br /> <br />Site Development Standards for Projects: <br />A. Sites with Density Ranges up to 8 Dwelling Units Per Acre <br />Site development standards shall be as provided in PMC Chapter 18.84, as the specified density range <br />corresponds to the nearest applicable Zoning District, as follows: <br /> <br />Housing Element Density Range Corresponding PMC Zoning District for <br />Application of Minimum Site Development <br />Standards <br />2 dwelling units/acre or less R-1-20,000 <br />More than 2 and up to 5 dwelling <br />units/acre <br />R-1-8,500 <br />More than 5 and up to 7 dwelling <br />units/acre <br />R-1-6,500 <br /> <br />B. Projects with Density Ranges greater than 7 and up to 14 Dwelling Units per Acre <br />1. All Development Sites <br />a. Minimum Lot Area: 2,925 square feet. <br />b. Minimum Lot Width: 45 feet, except 30 feet for alley-accessed lots <br />c. Minimum Lot Depth 65 feet <br />d. Front Yard Minimum: 10 feet <br />e. Side Yard Minimums: One Side 3 feet /A total of eight feet for both <br />sides. Three-foot setbacks shall not share a <br />property line. <br />One Side 0 feet with easement, 10 feet total <br />both sides. <br />f. Rear Yard Minimum: 15 feet, except four feet at alley accessed <br />garage (per alley requirements, Section A5.) (Note –Accessory structures <br />allowed per City Zoning ordinance are allowed to encroach upon rear yard such <br />that they maintain a setback of 5 feet from the property line) <br />g. Maximum FAR: Not Applicable <br />h. Maximum Height: 30 feet max. and 2 stories max. as measured per <br />Pleasanton Municipal Code <br />i. Parking Minimums: Parking minimums to be regulated per PMC <br />Chapter 18.88 <br />C. Projects with Density Ranges greater than 14 and up to 29 Dwelling Units per Acre <br />1. All Development Sites <br />a. Minimum Lot Area: 1,800 square feet
