-3 - <br />156123283.10 <br />Row Standard Compliance Analysis <br />Note: Standards for sites subject to AB2923 (BART -owned property) with <br />respect to minimum allowable height, FAR and parking may supersede these <br />requirements. <br />9.Residential/Bike <br />Storage: <br />Each unit shall be provided a minimum of 250 cubic feet of enclosed secured <br />storage space. Storage space shall be located outside of the associated unit but <br />does not need to be adjacent to unit. Bicycle storage required can be combined <br />with the required residential storage. <br />Modify. The amount of square <br />footage per unit is higher than <br />the industry standard for high- <br />density development. Projects <br />cannot fit on their sites if <br />additional space must be <br />devoted to storage. SPG is <br />calculating the average <br />amount of storge per unit for <br />this project and will provide <br />that information when <br />available. <br />PART 3: A. SITE DESIGN AND PLANNING <br />A1. Site Circulation –Design Standards (p. 14) <br />10.A1.1 Where provided, Internal Streets shall be designed similar to Public Streets and <br />shall provide sidewalks, street trees, and pedestrian-scale lighting. <br />N/A. There are no internal <br />streets for which sidewalks and <br />street trees would be <br />appropriate. The project <br />proposes only Alleys to access <br />the parking garage and motor <br />court. <br />11.A1.2 Alleys and parking areas should not be used for primary circulation to the building <br />entries and through the site. If individual unit entries are provided, a maximum of <br />25 percent of unit entries in each building shall be allowed to front Alleys and <br />Parking Areas in each project. <br />Modify. Alleys are often used <br />for primary circulation in high- <br />density projects.If Alleys <br />could not be used for primary <br />circulation, then substantially <br />more land would be required to <br />develop internal streets with <br />sidewalks and street trees, <br />which would increase costs <br />substantially. <br />12.A1.3 Pedestrian circulation shall not be routed through parking areas, parking drive <br />aisles, or alleys and shall be separated from such areas using a fence, short wall <br />or landscaping. <br />Complies.
