PUD-136, Mall Residential Project Planning Commission <br />8 of 34 <br />road segment of Stoneridge Mall Road. Drive Aisle ‘B’ would serve as a secondary vehicular <br />on-site access point but would most likely continue to handle vehicles passing by the west side <br />of the project traveling to and from Stoneridge Mall more than those t raveling to the project. All <br />off-site improvements and modifications to surrounding City/public streets are detailed in the <br />Traffic Analysis (Exhibit B). <br /> <br />Figure 4 below provides a detailed site plan illustrating the project’s ground level design. <br /> <br />Common Use/Private Open Space and Amenities <br />As mentioned above, two ground-level outdoor courtyard-style spaces which include a mix of <br />common use passive outdoor space and recreational uses, as well as one common use <br />roof-top deck area are proposed. ‘Courtyard A’ is located approximately in the center of the <br />project and is surrounded by the building. This courtyard includes both active and passive <br />areas including a playground, seating areas, hardscape , and shaded landscape areas. The <br />primary and significantly larger, ground-level, common use outdoor space is located at the <br />west side of the project and is surrounded by the building on three sides. This space includes a <br />large swimming pool, outdoor entertaining/BBQ area, several seating areas, hardscape , and <br />shaded landscape areas. The common use roof-top deck area would be located at the <br />northeast corner of Level 4. This space includes outdoor entertaining/BBQ area, several <br />seating areas, hardscape, and shaded landscape areas. <br /> <br />Private open space would be provided by patios (ground-level units) and decks/balconies <br />(Levels 2 through 5) for each unit. These spaces range in size between approximately 60 <br />square feet to approximately 200 square feet depending on the unit type and location within <br />the building; however, in most cases the size would average around approximately 75 to 80 <br />square feet. <br /> <br />Other on-site amenities include a fitness facility, clubhouse, lounge, common use office space, <br />and mail room.
