PUD-136, Mall Residential Project Planning Commission
34 of 34
All previous mitigation measures prescribed by the Supplemental Environmental Impact
Report (SEIR) for the City of Pleasanton Housing Element and Climate Action Plan General
Plan Amendment and Rezonings, as well as implementation of such mitigation measures
prescribed by the addendum to this project have been included as conditions of approval
for the project.

SUMMARY/CONCLUSION
The proposed project is consistent with the land use allowed for and zoned at this site, and
with the exception of two standards for which waivers have been requested pursuant to State
Housing Density Bonus law, would be consistent with all applicable objective standards
prescribed in the 2012 Housing Standards and Design Guidelines.

Staff believes the proposed site plan and positioning of the buildings are appropriate for the
subject property. The applicant has included an adequate amount of usable open space and
landscaped areas within the project, as well as areas for circulation and gathering that will
improve the connectivity and functionality of the portion of the mall and make better use of an
underutilized parking field. Staff finds the building design to be attractive and the architectural
style, finish colors, and materials will complement the surrounding development. The project
also would provide a significant quantity of affordable rental housing, in addition to adding to
the stock of multi-family rental housing more generally, which assists the City in meeting its
housing goals.

Primary Author: Eric Luchini, Senior Planner 925-931-5612 or eluchini@cityofpleasantonca.gov

Reviewed/Approved By:
Melinda Denis, Planning and Permit Center Manager
Ellen Clark, Director of Community Development
