Figure 15: Typical Pedestrian Lobby Entry Points Tree Removal and Landscaping A total of 169 existing trees were identified on the subject property or within the immediate vicinity of the project, including 42 heritage-sized trees as defined in the Municipal Code. The project proposes to remove a total of 105 existing trees, including 27 heritage -size trees. The trees require removal due to direct or significant encroachment by the project. Several existing trees to the west of the project area and within the existing mall parking lot would remain. Figure 16 shows which existing trees would be removed and those to be preserved. Preliminary landscape plans have been provided for the project. A variety of trees, shrubs, and groundcover are proposed throughout the project most of which would be planted around the perimeter of the building; however significant landscaping is also proposed within all common use courtyard and outdoor spaces including Courtyard ‘A’, Courtyard ‘B’ (the swimming pool area), the motor-court parking structure entrance and the roof-top deck area. A total of 162 new trees are proposed for the project, the majority of which would be approximately 24-inch box size; although some approximately 60-inch box sized trees are also proposed. Figure 17 illustrates the proposed planting plan.
