PUD-136, Mall Residential Project Planning Commission <br />13 of 34 <br />The project proposes a total of 230 long - and short-term bicycle spaces (equivalent to a ratio of <br />approximately 0.64 bicycle spaces per dwelling unit). Table 3 below provides a breakdown of <br />the total proposed bicycle spaces by duration. <br /> <br />Table 3: Bicycle Space Breakdown <br /> <br /> <br />Building Architecture/Design <br />The proposed building is a contemporary designed structure featuring layered panel <br />architecture that includes large areas of glazing at the building entrances and on all four <br />elevations, with some levels including floor-to-ceiling glazing. The building’s massing <br />incorporates significant wall plane movement, both horizontal and vertical architectural <br />elements, changes to architectural element sizing and height, and changes in material <br />textures/colors throughout the various elevations. Most units include either a recessed or <br />slightly protruding balcony oriented toward the street or interior courtyard spaces. <br /> <br />The corner units facing the intersection of both segments of Stoneridge Mall feature enhanced, <br />“entry-statement-type,” architectural treatments including significant floor-to-ceiling glazing, <br />over-sized and recessed “wrap-around” balconies with clear glass railings, horizontal <br />faux-wood detailing, and a metal awning on the top unit balcony that emulates the metal <br />awnings proposed at the ground-level pedestrian entry points. All pedestrian entry points <br />feature well developed design concepts intended to emphasize the entries and include special <br />paving, unique metal awnings, and hardscape seat walls/borders. All rooftop equipment would <br />be screened by a decorative metal screen or part of the building parapet. A fully enclosed <br />trash/recycling area, both of which are integrated architecturally into the building design, would <br />be located at the northwest corner of each level of the parking structure. See Figures 8 through <br />15 below for the proposed elevations, renderings, and site/building sections, all of which <br />provide full design details.
