Resolution No . PC-2022-12 <br />Page Four <br />6. Whether adequate public safety measures have been incorporated into the <br />design or the proposed development plan. <br />The Planning Commission finds subject site has adequate turn-around area to serve <br />fire trucks which , as conditioned , must be maintained. The new homes will be <br />equipped with automatic residential fire sprinklers. In addition , the proposed home <br />will be required to meet the requirements of applicable City and State codes . As <br />such , the Commission concludes that this finding can be made. <br />7. Whether the proposed development plan conforms to the purposes of the PUD <br />district. <br />The Planning Commission finds the proposed development plan conforms to the <br />purposes of the PUD district including to allow residential uses on the lots . In <br />addition , the intent is to maintain adequate light, air , privacy , and separation <br />between dwellings and requires specific landscape , fencing , lighting , and other <br />design requirements unique to the district. The project will help implement the intent <br />of the district through large setbacks , extensive landscaping , and context sensitive <br />building and site design . As such , the Commission concludes that this finding can be <br />made . <br />Section 2: The Planning Commission hereby recommends the City Council approve the <br />application for PUD development plan , PUD-145 as reflected in the plans dated August 25 , <br />2022 to subdivide the parcel into two approximately 43 ,560 square-foot parcels and construct <br />an approximately 3 ,937-square-foot , single-story single-family residence with an attached <br />approximately 876-square-foot garage on Parcel A and an approximately 4 ,549-square-foot , <br />single-story single-family residence with an attached approximately 522-square-foot garage on <br />Parcel B located at 525 Sycamore Road , subject to the Conditions of Approval in Attachment <br />1, attached hereto and incorporated into this resolution by reference . <br />Section 3 . This resolution shall become effective immediately upon its passage and <br />adoption .
