Develop <br />appropriate incentives that would facilitate <br />relocating existing <br />commercial/office/industrial uses in order <br />to enable development with residential <br />uses. Specific incentives may include the <br />following: <br />• Transfer of development rights; <br />• A review of traffic requirements <br />and evaluation measures to <br />facilitate mixed use development; <br />• Development of transit <br />alternatives; <br />• Use of development agreements; <br />• Flexibility of parking standards; <br />and <br />- <br />Housing Division and <br />Planning Division to <br />Identify Potential Options <br />for Housing Commission, <br />Planning Commission, <br />City Council Review <br />The City continued to <br />identify specific <br />incentives for business <br />relocation on high density <br />sites with existing <br />commercial uses (i.e., <br />CM Capital 2 site and <br />Sheraton Hotel site) and <br />encourage property <br />owners to develop their <br />properties with housing. <br />The City is developing <br />objective design <br />standards for residential <br />and mixed-use <br />development to create <br />more certainty of <br />outcomes and streamline <br />development review. <br />Continue/ Modify: <br />Expand to incorporate <br />flexibility for encouraging <br />adaptive reuse.
