Sites with Density Ranges up to 8 Dwelling Units Per Acre
Site development standards shall be as provided in PMC Chapter 18.84, as the specified density range
corresponds to the nearest applicable Zoning District, as follows:
Housing Element Density
Range
Corresponding PMC Zoning District
for Application of Minimum Site
Development Standards
2 dwelling units/acre or less R-1-20,000
More than 2 and up to 5
dwelling units/acre
R-1-8,500
More than 5 and up to 8
dwelling units/acre
R-1-6,500
B. Projects with Density Ranges greater than 8 and up to 29 Dwelling Units per Acre
Note: Standards for these Sites are to be Developed]
C. Projects with Density Ranges of 30 Dwelling Units per Acre or Greater
Front Yard Minimum: See Prototype Street Sections
Side Yard Minimums: One Side eight feet /A total of 20 feet for both sides
Rear Yard Minimum: 20 feet (Note - Trash enclosures, carports, bike
storage and other accessory structures allowed per City
Zoning ordinance are allowed to encroach upon rear yard
such that they maintain a setback of 5 feet from the
property line)
Group Usable Open Space: Required for multifamily housing per Standard A8.2
Private open space is not required for each unit. However, if
Private open space is provided, it may be deducted from the
Group open space requirement. 30 percent of the square feet
provided as a Private open space in the form of individual unit
terraces, balconies, can be deducted from the total required
Group open space.
Maximum FAR: Not Applicable
Maximum Height: 65 feet (or 5 stories), except as per individual site development standards
TBD) or per AB 2923
Parking Minimums: Parking minimums to be regulated per PMC chapter 18.88
Residential/Bike Storage: Each unit shall be provided a minimum of 250 cubic feet of enclosed,
secured storage space. Bicycle storage
Page: 11
Author: Steve Subject: Note Date: 12/20/2022 8:21:30 AM
The development standards laid out in the R-1-6,500 zoning district would be an impediment to
developing a project at the upper end of the density range. With a minimum lot size of 6,500SF at 8
units per acre that requires a minimum of 52,000 SF of lot area just for the lots themselves, not
including the land needed for public roads etc. Since an acre only has 43,560 SF it is obviously
mathematically impossible to achieve a density of 7 units per acre, let alone 8 units per acre Author: Steve Subject: Note Date: 12/19/2022 3:50:57 PM This is not an objective standard as written....is it the lesser of 5 stories or 65'
Attachment 4 - ODS Public Comments - 01-26-23 CC - Page 12
