Objective Design Standards for Housing Sites <br />City of Pleasanton - 17 - DRAFT: December 14, 2022January 4, <br />2023 <br /> <br /> <br />in the form of individual unit terraces, stoops, porches or balconies shall <br />be directly connected and accessible from each dwelling unit and shall <br />be allowed to be deducted from the required Group Useable Open Space <br />to a maximum deduction of 20%. <br /> <br />D. Projects with Density Ranges of 30 Dwelling Units per Acre or Greater <br /> <br />Where designated sites are subject to multiple ownership, each proposed development shall meet the <br />following standards. <br />1. All Designated Sites <br />a. Front Yard Minimum: See PrototypeFrontage Street Sections <br />b. Side Yard Minimums: One Side eight feet /A total of 20 feet for both sides <br />Rear Yard Minimum: 20 feet (Note - Trash enclosures, carports, bike <br />c. storage and other accessory structures allowed per City Zoning ordinance are allowed to <br />encroach upon rear yard such that they maintain a setback of 5 feet from the property <br />line) <br />Group Usable Open Space: Required for multifamily housing per Standard A8.2 <br /> <br />Private open space is not required for each unit. <br />However, if Private open space is provided, it may be <br />deducted from the Group open space requirement. 30 <br />percent of the square feet provided as a Private open <br />space in the form of individual unit terraces, balconies, <br />can be deducted from the total required Group open <br />space. <br /> <br />d. Maximum FAR: Not Applicable <br />e. Maximum Height: 65 feet (or 5 stories), as measured per Pleasanton <br />Municipal Code, except as per individual site development standards (TBD) or per AB <br />2923 <br /> <br />f. Parking Minimums: Parking minimums to be regulated per PMC chapter <br />18.88 <br /> <br />g. Residential/Bike Storage: Each unit shall be provided a minimum of 250168 <br />cubic feet of enclosed, secured storage space. Storage space shall be located outside of <br />the associated unit. Storage space shall be allowed within the garage, but doesstorage is <br />not needrequired to be adjacent to the associated unit. BicycleRequired bicycle storage <br />required canshall be combined withallowed to be located within the required residential <br />storage. <br /> <br />Permitted Non-Residential Uses for Mixed Use Sites: <br />[Note, permitted and conditionally permitted uses for Mixed-Use Sites are to be determined] <br />2.
