Attached Rowhouse/Townhouses (14-25 du/ac) <br />Attached rowhouse/townhouses are units typically situated in a row of at least three or more units where <br />there is no separation between units. These can be designed as either front- or rear-loaded. Front-loaded <br />rowhouse/townhouses are those which have a garage located in the front of the house, whereas rear-loaded <br />have the garage located at the back of the lot that can be accessed by a rear drive. <br /> <br /> <br />Density Range/Typical Parcel Size Stories <br />14-25 du/ac, 3-3.5 acres <br />(Approximately 40-88 units for a 3-3.5ac development) <br /> <br />3 story <br /> <br />Features: <br />• Generally uniform massing within individualized appearance <br />• Front-loaded with the garage facing the street or "front" of the property, or rear-loaded with garage <br />facing the rear of the property <br />• Greater efficiency of space without side yards and may provide for greater densities on larger sites <br />• Private open space for each unit is typically provided by a front patio or balconies <br />• Typical built density: between 14-25 units per acre <br />• The design focus should be on an overall building: attached units in a row <br />• Units organized around "public" spaces and sites around common spaces
