Objective Design Standards for Housing Sites <br />City of Pleasanton - 45 - DRAFT: January 4, 2023 <br /> <br /> <br /> <br /> <br /> <br />Single Family Tract Development <br />Single Family Homes and Primary Structures of Multiple Single Family Development on the same <br />parcel shall comply with the following massing standards: <br />B1.3 Elevations fronting Public Streets, Internal Streets, Paseos, Open Spaces, or the City of <br />Pleasanton Trail System shall limit any continuous plane to 40% of the total façade length <br />through the use of recesses or projections not less than three feet in depth from the adjacent wall. <br />B1.4 Garages shall comply with the following standards: <br />a. Garages shall not be oriented to face Paseos or the city public Trail System <br />b. Garages facing Public Streets and Internal Streets shall be limited to <br />i. 30% of the total width of the home façade, for lots over 80 feet wide <br />ii. 40% of the total width of the front home façade, for lots over 60 feet wide, <br />iii. 50% of the total width of the front home façade, for lots over 45 feet wide. <br />or 22 feet interior clear width, whichever is greater, <br />iv. For parcels under 10,000 s.f. three car garages shall use tandem parking for <br />third space within the garage. <br />B1.5 Residential floor area above the ground floor shall comply with the following standards: <br />a. Floor area of any floor above the ground floor shall be no greater than: <br />i. 30% of the ground floor for lots greater than 8,000 square.feet. <br />ii. 40% of the ground floor for lots of greater than 6,500 square feet and up to <br />8,000 square feet. <br />iii. 60% of the ground floor for lots over 4,500 square feet and up to 6,500 <br />square feet. <br />iv. 80% of the ground floor for lots up to 4,500 square feet. <br /> <br />b. Floor area located under sloping roofs shall be counted in accordance with the <br />ANSI Z765 standard: <br />v. Residential floor area above the ground floor must have a minimum <br />clearance of 5 feet above the finished floor <br />vi. 50% of the floor area above the ground floor must have ceilings at least 7 <br />feet above the finished floor. <br /> <br /> <br /> <br /> <br />
