PUBLIC STORM DRAINAGE: The unimproved sections of Sycamore Road rely on <br /> a network of roadside ditches for surface drainage. The applicant's frontage <br /> therefore receives drainage from properties to the east which the ditches convey to <br /> the west. The design of the applicant's frontage therefore cannot obstruct this <br /> drainage pattern. In addition, ditch drainage should not be directed onto the <br /> applicant's private property. <br /> To avoid the roadway runoff from entering the property and inundating the bio- <br /> retention areas, the proposed 12-inch storm drain pipes located into the public right- <br /> of-way on Sycamore Road shall be part of the public network. Grading plans <br /> submitted along with the Parcel Map application must show that the proposed storm <br /> drain inlets on the property frontage along Sycamore Road shall be positioned to <br /> capture runoff at the property corners. Private bioretention areas can then connect to <br /> this system. <br /> Standard Conditions of Approval <br /> 39. CONDITIONS OF APPROVAL: These Conditions of Approval shall be depicted on a plan <br /> sheet(s) in the submitted plans for construction. <br /> (Address this condition prior to plan approval) <br /> 40. ENGINEERING DEPARTMENT FEES FOR SERVICE: The Engineering Department assesses <br /> fees for services including plan-check, permit issuance, and inspection according to the City's <br /> adopted Master Fee Schedule. These fees are separate and distinct from fees assessed by the <br /> Community Development Department (including Planning and Building Division fees). The <br /> applicant is responsible for payment of all Engineering Department fees prior to services rendered <br /> or permit issuance, whichever is first. <br /> (Address this condition prior to plan approval) <br /> 41. CITY ENGINEER SIGNATURE BLOCK: The following signature block shall be depicted on the <br /> first sheet of the plans submitted for construction: "Approval of these plans is for work within the <br /> street right-of-way and public utility systems within Public Services Easements unless otherwise <br /> noted. Approval of these plans does not release the developer of the responsibility for the <br /> correction of mistakes, errors, or omissions contained therein.
