ORDINANCE NO. 2243 <br /> AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PLEASANTON <br /> APPROVING THE APPLICATION FOR MINOR SUBDIVISION APPROVAL TO <br /> SUBDIVIDE AN APPROXIMATELY 2-ACRE PARCEL INTO TWO PARCELS <br /> MEASURING APPROXIMATELY 1-ACRE EACH AND PLANNED UNIT <br /> DEVELOPMENT (PUD) DEVELOPMENT PLAN APPROVAL TO CONSTRUCT A ONE- <br /> STORY HOME AND RELATED SITE IMPROVEMENTS ON EACH PARCEL LOCATED <br /> AT 535 SYCAMORE ROAD, AS FILED UNDER CASE NO. PUD-145 <br /> WHEREAS, on September 2, 2021, Terry Townsend ("Applicant") applied for a PUD <br /> development plan approval under Case No. PUD-145 to subdivide the parcel into two <br /> approximately 43,560 square-foot parcels and construct two new single-story single-family <br /> residences on the resulting parcels. The proposal includes the construction of an approximately <br /> 3,937-square-foot, single-story single-family residence with an attached approximately 876- <br /> square-foot garage on Parcel A and an approximately 4,549-square-foot, single-story single- <br /> family residence with an attached approximately 522-square-foot garage on Parcel B ("Project) <br /> located at 535 Sycamore Road (`Property); and <br /> WHEREAS, the Property is designated Low Density Residential in the General Plan; and <br /> WHEREAS, the Property is located in the North Sycamore Specific Plan area with a land <br /> use designation of PUD-A; and <br /> WHEREAS, on October 6, 2022, the application was deemed complete, and <br /> WHEREAS, on November 9, 2022, the Planning Commission, forwarded a <br /> recommendation of approval of the project to the City Council; and <br /> WHEREAS, on December 6, 2022 the City Council, following notification to the public in <br /> the prescribed manner, conducted a public hearing, where the application was on the consent <br /> calendar: and <br /> WHEREAS, the City Council considered the written agenda report, public testimony, <br /> related project materials, and staff recommendations; and <br /> WHEREAS, the proposed project is categorically exempt from the requirements of the <br /> California Environmental Quality Act (CEQA) pursuant to 15182, Projects Pursuant to a Specific <br /> Plan, and <br /> WHEREAS, after review of the materials presented, the City Council determined that the <br /> PUD plan is consistent with the General Plan, North Sycamore Specific Plan, and purposes of <br /> the PUD ordinance based on the considerations set forth in this ordinance. <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES <br /> HEREBY ORDAIN AS FOLLOWS: <br /> SECTION 1: The City Council finds that the project is exempt from further environmental <br /> analysis pursuant to Section 15182 because it is consistent with the North Sycamore Specific <br /> Plan and General Plan. and creates no new impacts. <br />
