Roofs and Parapets –Development Standards (p. 35)
118 B4.1 All proposed multifamily
development up to 40 feet in height
shall provide a roof sloped greater
than 3-inches to 12-inches at the
perimeter of the building. These
visible sloped roofs shall be provided
at a minimum length equal to 60
percent of the entire building
perimeter length.
Modify. A standard that the roof slope
downward reduces capacity and makes it
infeasible to fit high-density projects on a
site.
No substantive change.
(B4.2, p. 38)
B5. Materials and Character –Development Standards (p. 36)
123 B5.3 Trims and architectural moldings
shall be made from a different
material than the surrounding wall.
For example, stucco trims installed
on stucco walls are prohibited.
Modify. Current industry practice is to
continue the material from the face of the
wall with the same trim. In areas that
need more distinction between the wall
plane and trim, distinction can be made
with color.
No substantive change.
(B5.2, p. 39)
Exhibit D - ODS Public Comments - 01-11-23 PC - Page 45
