Materials and Character <br />Materials should be chosen to accentuate building quality. Material placement should be carefully and thoughtfully <br />detailed. <br />Fig. 13: (left) Materials Articulate Base, Middle, and Top; (right) Material Transition Limited to <br />Inside Corners <br />Development Standards <br />All Housing Site Development <br />B5.1 All changes in building wall material or color shall occur at inside corners. Building facades shall <br />clearly relate to each other and communicate a cohesive idea. <br />B5.2 Trims and architectural moldings shall be made from a different material than the surrounding <br />wall. For example, stucco trims installed on stucco walls are prohibited. <br />Multifamily Development <br />B5.3 20% of the area of ground-level facades fronting public right of ways shall be composed of high <br />quality materials including brick, stone, masonry, and tile. <br />Single Family Tract Development <br />B5.4 Accessory Dwelling Units and other structures on each lot shall be designed to appropriately <br />relate to the main dwelling in context and detailing. <br />Design Guidelines <br />All Housing Site Development <br />B5.a Facades should use materials and/or building forms to achieve a three-part horizontal division <br />that differentiates between the top, middle and bottom of the building: <br />a. Base: Incorporate smaller scale features and finer-grained materials and design treatments, <br />relative to middle and top, that accentuates the rhythm of columns, windows, entry stoops, <br />and porches. <br />b. Middle: Incorporate materials and material joints that relates to window and balcony <br />rhythms. <br />c.
