Objective Design Standards for Housing Sites <br />City of Pleasanton - 7 - DRAFT: December 14, 2022 <br />Site Development Standards for Projects: <br />A. Sites with Density Ranges up to 8 Dwelling Units Per Acre <br />Site development standards shall be as provided in PMC Chapter 18.84, as the specified density range <br />corresponds to the nearest applicable Zoning District, as follows: <br />Housing Element Density <br />Range <br />Corresponding PMC Zoning District <br />for Application of Minimum Site <br />Development Standards <br />2 dwelling units/acre or less R-1-20,000 <br />More than 2 and up to 5 <br />dwelling units/acre <br />R-1-8,500 <br />More than 5 and up to 8 <br />dwelling units/acre <br />R-1-6,500 <br />B. Projects with Density Ranges greater than 8 and up to 29 Dwelling Units per Acre <br />Note: Standards for these Sites are to be Developed] <br />C. Projects with Density Ranges of 30 Dwelling Units per Acre or Greater <br />Front Yard Minimum: See Prototype Street Sections <br />Side Yard Minimums: One Side eight feet /A total of 20 feet for both sides <br />Rear Yard Minimum: 20 feet (Note - Trash enclosures, carports, bike <br />storage and other accessory structures allowed per City <br />Zoning ordinance are allowed to encroach upon rear yard <br />such that they maintain a setback of 5 feet from the <br />property line) <br />Group Usable Open Space: Required for multifamily housing per Standard A8.2 <br />Private open space is not required for each unit. However, if <br />Private open space is provided, it may be deducted from the <br />Group open space requirement. 30 percent of the square feet <br />provided as a Private open space in the form of individual unit <br />terraces, balconies, can be deducted from the total required <br />Group open space. <br />Maximum FAR: Not Applicable <br />Maximum Height: 65 feet (or 5 stories), except as per individual site development standards <br />TBD) or per AB 2923 <br />Parking Minimums: Parking minimums to be regulated per PMC chapter 18.88 <br />Residential/Bike Storage: Each unit shall be provided a minimum of 250 cubic feet of enclosed, <br />secured storage space. Storage space shall be located outside of the <br />associated unit but does not need to be adjacent to unit. With a minimum lot size of 6,500SF at 8 <br />units per acre that requires a minimum of 52,000 SF of lot area just for the lots themselves, not <br />including the land needed for public roads etc. Since an acre only has 43,560 SF it is obviously <br />mathematically impossible to achieve a density of 7 units per acre, let alone 8 units per acre Author: Steve Subject: Note Date: 12/19/2022 3:50:57 PM This is not an objective standard as written....is it the lesser of 5 stories or 65' <br />Exhibit D - ODS Public Comments - 01-11-23 PC - Page 12
