Objective Design Standards for Housing Sites <br />City of Pleasanton - 49 - DRAFT: January 4, 2023 <br /> <br /> <br /> <br /> <br />B4. Roofs and Parapets <br />Roofs and parapets should be used to accentuate the top of the building and to contribute to the <br />residential character of Pleasanton. <br /> <br /> <br /> <br /> <br />Development Standards <br />All Housing Site Development <br />B4.1 Roof planes shall be subdivided to correspond to variations in building massing through the use <br />of bays, gables, dormers, and strong eave elements. <br /> <br />Multifamily Development <br />B4.2 All proposed multifamily development 40 feet in height or less shall provide a roof slope greater <br />than three inches to 12 inches (3:12) at the perimeter of the building. These visible sloped roofs <br />shall be provided at a minimum length equal to 60 percent of the entire building perimeter <br />length. In the case of building with varied heights (above and below 40 feet), the project may <br />include either flat or sloped roofs (or a combination) in order to maintain architectural <br />consistency. <br /> <br />B4.3 Screening of rooftop equipment shall be required through means of parapet extensions or roof <br />wells with a minimum height of 42 inches above the roof deck for the following conditions: <br />a. Roofs with less than a 14 degree slope (3 inch in 12 inch slope) <br />b. Roofs containing rooftop equipment exceeding 42 inches in height from the roof deck. <br />Screening shall comply with maximum height as defined by the Pleasanton Municipal Code. <br /> <br /> <br />Design Guidelines <br />All Housing Site Development <br />B4.a A strong skyline or silhouette should be achieved at the roof line through the use of eave and <br />parapet details. <br />B4.b Successful roof design should emphasize the vertical proportions of individual units rather than
