Objective Design Standards for Multifamily Housing in R-M, C-C, and M-U Zoning Districts <br />City of Pleasanton - 9 - December 14, 2022 - DRAFT <br /> <br /> <br /> <br /> <br />B2. BUILDING ORIENTATION <br />The intent of building orientation standards is to ensure building frontages are activated with entries, <br />storefronts, and living spaces along streets, pedestrian paseos, and common open spaces, to provide activity, <br />safety and security through informal surveillance (“eyes on the street”) in these areas. <br />Design Standards <br />All Sites <br />B2.1 All Development shall be located to orient the building Primary Entrance or to the public street. <br />B2.2 Developments larger than one half acre and proposing more than five units shall comply with the <br />following (see Diagram A, following page): <br />a. A minimum of 75 percent of the frontage along public streets, Paseos, and Open Spaces shall be <br />lined with building frontage. <br />b. Mid-block access shall be provided by means of Paseos, driveway, or Alley, such that each <br />building frontage shall cumulatively equal or exceed 75 percent of the remaining site frontage. <br />c. A minimum of 75 percent of the total combined number of building and unit entrances shall face <br />onto public streets, Paseos, or Open Spaces. <br />d. 75 percent of the length of each building frontage located on public streets, Paseos, and Open <br />Spaces shall incorporate at least one of the following: <br />a. Residential uses with a minimum depth of 12 feet. This shall not apply in areas where <br />residential uses are not permitted on the ground floor. <br />b. Where permitted and/or required by zoning, mixed-uses with ground floor commercial <br />development with a minimum depth of 50 feet. <br />c. Where permitted by zoning, Live/work Uses with a minimum depth of 25 feet. <br />B2.3 Building corners abutting public right of ways shall be activated with residential, live/work, or mixed- <br />use commercial uses at the ground floor; garages, parking entries, and utility rooms shall be <br />prohibited within 30 feet of building corners. <br />B2.4 Site plans shall comply with the dimensional standards illustrated in the following Site Circulation <br />and Building Orientation diagram. <br /> <br />Design Guidelines <br />All Sites <br />B2.a Public Streets, Internal Streets, and Paseos should be named to provide clearly identifiable addresses <br />for units. <br />
