Objective Design Standards for Multifamily Housing in R-M, C-C, and M-U Zoning Districts <br />City of Pleasanton - 8 - December 14, 2022 - DRAFT <br /> <br /> <br /> <br />B. SITE DESIGN AND PLANNING STANDARDS <br />The intent of these standards is to encourage development consistent with the context, quality, and character <br />of multifamily development in Pleasanton. The street frontage and pedestrian experience is paramount for all <br />development. Larger developments should prioritize pedestrian circulation and provide an entrance oriented <br />to the street that is recognizable and comfortable for both visitors and residents. <br /> <br />B1. SITE CIRCULATION <br />Site circulation should facilitate pedestrian and bicycle use and will ensure developments connect and <br />integrate with broader street networks that serve housing, workplaces, schools, transit, parks and other <br />facilities essential to the daily life of Pleasanton residents. <br /> <br />Design Standards <br />All Sites <br />B1.1 Alleys and Parking Areas should not be used for primary circulation to the building entries and <br />through the site. If individual unit entries are provided, a maximum of 25 percent of individual unit <br />entries in each building shall be allowed to front Alleys and Parking Areas in each project. <br />B1.2 Pedestrian circulation shall be required to be separated from the following areas by a minimum four <br />foot wide planting strip: <br />• Surface parking areas <br />• Surface parking drive aisles <br />• Alleys, service courts, or other loading areas <br />B1.3 Pedestrian circulation shall comply with the dimensional standards set forth in these Objective Design <br />Standards: <br />• Pedestrian circulation abutting buildings shall comply with the standards in Section B4. <br />• Pedestrian circulation abutting parking lots shall comply with the standards in Section B5. <br />B1.4 Developments adjacent to City of Pleasanton trail system shall provide private resident access to the <br />trail system. <br /> <br />Design Guidelines <br />All Sites <br />B1.a Development on sites larger than 1 acre should anticipate connections to adjacent parcels to provide <br />future connectivity through such means as a dedicated access easement for future connections and <br />building placement that does not impede a future access. <br />B1.b Development located at trail gaps identified by the City of Pleasanton should provide bicycle and <br />pedestrian connections to bridge trail gaps to the maximum extent possible. <br />B1.c Development located adjacent to the City of Pleasanton trail system should be oriented to provide unit <br />entrances from the trail. <br />
