As detailed in the report, staff concluded the proposed siting of the new dwellings and <br />proposed landscaping is appropriate for the subject property, is consistent with the <br />streetscape, helps mitigate the scale of the proposed development, and relates well to <br />the site and neighborhood. Additionally, the proposed dwellings are well-designed and <br />compatible with other residential development near this site. <br />It should be noted that further subdivision of this property would not be possible, since <br />lots resulting from such subdivision would not meet the minimum one -acre lot size <br />required by the NSSP.' <br />PLANNING COMMISSION RECOMMENDATION <br />The Planning Commission considered the application at a public hearing on November <br />9, 2022. The Planning Commission reviewed the subject proposal in accordance with <br />the North Sycamore Specific Plan and found the proposal is consistent with its <br />regulations and design guidelines, and the architectural style and design of the homes <br />are appropriate for the North Sycamore Specific Plan Area. The Planning Commission <br />unanimously recommended the City Council approve the PUD development plan as <br />proposed and conditioned. <br />PUBLIC NOTICE <br />Notice of this application was sent to surrounding property owners and tenants within a <br />1,000 -foot radius of the site and published in the newspaper. The noticing map is <br />included as Attachment 2c.
