33. WATER FEES AND WATER METER CONNECTION FEES: The applicant shall pay the <br />applicable Zone 7 and City connection fees and water meter cost for any water meters and <br />irrigation meters, if applicable, prior to building permit issuance. <br />34. SEWER FEES: The applicant shall pay the applicable Dublin -San Ramon Services District <br />(DSRSD) and City sewer permit fees prior to building permit issuance. <br />35. SCHOOL IMPACT FEES — RESIDENTIAL NEW CONSTRUCTION: Applicant shall work with the <br />Pleasanton Unified School District (PUSD) to develop a program to offset this project's long term <br />effect on school facility needs in Pleasanton. This program shall be designed to fund school <br />facilities necessary to offset this project's reasonably related effect on the long-term need for <br />expanded school facilities. The method and manner for the provision of these funds and/or <br />facilities shall be approved by the PUSD and in place prior to building permit issuance. Written <br />proof of compliance with this condition shall be provided by applicant to the City, on a form <br />generated by the PUSD, prior to building permit issuance. <br />ENGINEERING DEPARTMENT — LAND DEVELOPMENT — 925-931-5650 <br />Protect Specific Conditions of Approval <br />36. PUBLIC RIGHT-OF-WAY AND EASEMENT DEDICATIONS. <br />a. Parcel Map shall include a 20' -wide dedication for the Sycamore Road right-of-way dedication to <br />the City. <br />b. Referring to Parcel Map 6416 (Reference B) for the properties to the east, and Parcel Map 5831 <br />(Reference C) for the properties to the west, 8' -wide public service easements (PSEs) were <br />dedicated across the Sycamore Road frontages. Corresponding 8' -wide PSEs shall be dedicated <br />across the Sycamore Road frontage of proposed Parcel 1 and Parcel 2. <br />37. EXISTING GROUNDWATERWELL: Zone 7 Water Agency is the administering agency for Alameda <br />County's "Water Wells Ordinance" (General Ordinance No. 0-2015-20). All existing groundwater <br />wells on properties subject to development must be disclosed on plans. Sheet TM -2 states that the <br />existing groundwater well located on Parcel 1 is to be protected. <br />If the well will be used in the future, submit a "Statement of Future Well Use" form available from <br />Zone 7 Water Agency prior to issuance of a Building Permit. PUBLIC STORM DRAINAGE: The unimproved sections of Sycamore Road rely on a network of <br />roadside ditches for surface drainage. The applicant's frontage therefore receives drainage from <br />properties to the east which the ditches convey to the west. The design of the applicant's frontage <br />therefore cannot obstruct this drainage pattern.
