Arborist Report. May 8, 2021. HortScience, Inc.
535 Sycamore Road. Davasam and Chekka. Page 6

Table 2, continued. Tree suitability for preservation. 535 Sycamore Road.
Pleasanton CA.

Low Trees in poor health or possessing significant defects in structure
that cannot be abated with treatment. These trees can be expected
to decline regardless of management. The species or individual tree
may possess either characteristics that are undesirable in landscape
settings or be unsuited for use areas. Eighteen (18) trees were rated
as having low suitability for preservation: valley oaks #52, 54, 63,
97, 98, 100, 150, 163; coast redwoods #95, 153, 159, 161, 162;
Baileys acacia #157, 160; elderberry #86, and plum #62.

Evaluation of Impacts and Recommendations for Action
Appropriate tree retention develops a practical match between the location and intensity
of construction activities, and the quality and health of trees. The tree assessment was
the reference point for tree condition and quality. Impacts from the proposed project
were assessed using the site plan prepared by Terry Townsend, Architect (dated January
2021). The plans depicted the location of existing and planned improvements. No
grading or utility information was provided. Most tree trunks were located by no canopy
outlines were included.

The existing property will be sub-divided into two lots. New homes will be constructed on
each lot. Additional dwelling units will also be constructed at the rear (south side) of both
lots. New driveways and utilities will be installed. The area of Sycamore Road in front of
the property will be improved.

Impacts to trees could occur in a number of ways. First, demolition of existing structures
and infrastructure may damage trees and require their removal. Second, grading and
installation of utilities may injure tree roots and/or require pruning of tree crowns. Utility
connections to those existing on Sycamore Road must be made. Finally, construction of
new homes, driveways, and installation of landscape features may occur in locations
were trees are present. Numerous trees on the east side of the site are close to a
planned driveway.

Based on my evaluation of the plans, I recommend preservation of 43 trees (24 Heritage)
and removal of 23 (13 Heritage) (Table 3). Recommendations for tree preservation are
predicated on adherence to the Tree Preservation Guidelines (following section).
