PC-2022-12 <br /> <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RECOMMENDING THE CITY COUNCIL APPROVE THE APPLICATION FOR MINOR <br />SUBDIVISION TO SUBDIVIDE AN APPROXIMATELY TWO-ACRE PARCEL INTO TWO <br />PARCELS MEASURING APPROXIMATELY ONE-ACRE EACH AND PLANNED UNIT <br />DEVELOPMENT (PUD) DEVELOPMENT PLAN APPROVAL TO CONSTRUCT A <br />ONE-STORY HOME AND RELATED SITE IMPROVEMENTS ON EACH PARCEL LOCATED <br />AT 535 SYCAMORE ROAD, AS FILED UNDER CASE NO. PUD-145 <br /> <br />WHEREAS, on September 2, 2021, Terry Townsend (“Applicant”) applied for a PUD <br />development plan approval under Case No. PUD-145 to subdivide the parcel into <br />two approximately 43,560 square-foot parcels and construct two new single-story <br />single-family residences on the resulting parcels. The proposal includes the <br />construction of an approximately 3,937-square-foot, single-story single-family <br />residence with an attached approximately 876-square-foot garage on Parcel A <br />and an approximately 4,549-square-foot, single-story single-family residence with <br />an attached approximately 522-square-foot garage on Parcel B (“Project) located <br />at 535 Sycamore Road (“Property); and <br /> <br />WHEREAS, the Property is designated Low Density Residential in the General Plan; and <br /> <br />WHEREAS, the Property is located in the North Sycamore Specific Plan area with a land use <br />designation of PUD-A; and <br /> <br />WHEREAS, on August 25, 2022, the Applicant resubmitted plans including modifications to the <br />site design to retain additional trees on-site; and <br /> <br />WHEREAS, on October 6, 2022, the application was deemed complete; and <br /> <br />WHEREAS, on November 9, 2022, the Planning Commission, following notification to the <br />public in the prescribed manner, conducted a public hearing, where the <br />application was on the consent calendar; and <br /> <br />WHEREAS, the Planning Commission considered the written agenda report, public testimony, <br />related project materials, and staff recommendations; and <br /> <br />WHEREAS, the proposed project is categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA) pursuant to 15182, Projects <br />Pursuant to a Specific Plan. <br /> <br />NOW, THEREFORE BE IT RESOLVED by the Planning Commission of the City of <br />Pleasanton, based on the entire record of proceedings, including the oral and written staff <br />reports and all public comment and testimony: <br /> <br /> <br />
