Per the applicable <br /> definition, Pleasanton is classified as a metropolitan jurisdiction. <br /> The following minimum standards would apply to qualifying mixed-income residential <br /> developments, depending on size and location: <br /> Density: <br /> • Sites less than one acre: 30 dwelling units/acre <br /> • Sites of one acre or more, on a commercial corridor less than 100 feet wide: 40 <br /> dwelling units/acre <br /> • Sites of one acre or more, on a commercial corridor more than 100 feet wide: 60 <br /> dwelling units/acre <br /> • All sites within 1/2 mile of a major transit stop: 80 dwelling units/acre <br /> Height: <br /> • Sites on a commercial corridor less than 100 feet wide: 35 feet <br /> • Sites of one acre or more, on a commercial corridor more than 100 feet wide: 45 <br /> feet <br /> • Sites within 0.5 miles of major transit stop, and in a city with population >100,000: <br /> 65 feet (this is currently not applicable to Pleasanton since the City's population <br /> is below 100,000) <br /> Setbacks (all qualifying sites): <br /> • No front setback from commercial corridor <br /> • 80% of frontage must be within 10 feet of property line; 60% within 10 feet along <br /> side streets <br /> • 10 foot setback for property lines abutting residential uses, with upper story <br /> setbacks3 <br /> • 15 foot setback for property lines abutting non-residential uses. <br /> Approval Process <br /> Qualifying developments under AB 2011 are to be ministerially approved and would be <br /> exempt from CEQA. Projects must be approved within 90 days for developments with <br /> 150 units or less, or 180 days for developments with more than 150 units. Local <br /> governments are required to identify any inconsistency with qualifying criteria within 60 <br /> days for developments with 150 units or less, or 180 days for developments with more <br /> than 150 units. <br /> Local governments are permitted to conduct design review, but only within the limited <br /> timeframe, and it must be based on objective standards. Local jurisdictions may adopt <br /> an ordinance to implement AB 2011, with the ordinance's adoption exempt from CEQA. <br /> 3 Setbacks required at distance of 7 feet multiplied by floor number(e.g. 2nd floor setback= 2 x 7, or 14 <br /> feet) <br /> Page 9 of 15 <br />
