triplex units, codified as PMC Chapter 20.75, within Title 20 — Building and Construction. <br /> The ordinance would be applicable to any project of 10 or more single-family, duplex or <br /> triplex units, except for custom-built homes, including both rental and owner-occupied <br /> units. The list of accessibility features mandatory to provide is more expansive than in <br /> our neighboring cities, but generally reflects relatively low-cost features that would be <br /> beneficial in improving overall accessibility. <br /> Per Council direction, staff proposed mandatory accessibility features in the ordinance <br /> and the Planning Commission recommended approval with additional <br /> amendments/additions as shown in underline text or ctrikethrough text below: <br /> Mandatory to Install Accessibility Features: <br /> Entries and Landings: <br /> • A doorbell installed at 48-inches <br /> • An accessible primary entrance <br /> • Minimum floor or landing width at entry to accommodate a wheelchair or <br /> similar <br /> • A 34-inch opening on an accessible entry door (or otherwise consistent with <br /> CBC Chapter 11A) <br /> Accessible Routes: <br /> • Provision for an accessible route through the unit and to key rooms such as <br /> bathroom, kitchen, and living/common area room <br /> Bathrooms: <br /> • Within at least one bathroom, grab bar backing; special faucets and handles; <br /> clear-space for wheelchairs; accessible tub or shower, sink and toilet; and <br /> specified heights for mirrors and towel bars. (Include as mandatory to offer <br /> grab bars accessible tub or shower, toilet and roll-in shower) <br /> Kitchens: <br /> • Accessible sink controls <br /> • Accessible route to the kitchen and to the stove or oven <br /> Bedrooms: <br /> • At least one bedroom on the primary level to include wider opening closets <br /> and adjustable height clothing rods and shelving <br /> Other Features: <br /> • Accessible door hardware <br /> • Electrical receptacles, switches and heating controls located between 48- <br /> inches and 15-inches from the bottom of the outlet box <br /> • Minimum 32-inches wide clear opening to at least one bedroom and one <br /> bathroom <br /> Page 3 of 7 <br />
