In response to Commissioner Morgan, Mr. Queirolo explained the components of accessible <br /> tubs including dimensions, grab bars, removable seat, and handheld shower head. <br /> Commissioner Nibert suggested a higher percentage of adaptable units and modifications to the <br /> checklist for included and optional items. <br /> Commissioner Allen proposed modifications to the mandatory and optional bathtub components. <br /> Mr. Queirolo suggested a developer would probably install standard tubs with the ability to add <br /> features such as grab bars. Commissioner Allen proposed requiring 5% adaptable units to <br /> include roll in showers, with the other 5% optional. Commissioner Nibert concurred but <br /> suggested requiring 10% adaptable units. Commissioner Allen stated she was open to up to <br /> 15% but sensitive that it could drive up costs. <br /> Vice Chair Gaidos discussed the difficulty with installing a recessed shower pan after the fact <br /> and suggested requiring a percentage on ground floor units. Chair Pace confirmed that only <br /> ground floor units of non-elevator buildings were considered "covered" units. <br /> Commissioner Morgan indicated support for roll in showers as a mandatory requirement. He <br /> stated he was inclined to make roll in showers mandatory optional. He expressed concern with <br /> requiring increased hallway width and door openings. He suggested obtaining input from <br /> developers prior to adoption. <br /> In response to Commissioner Allen, Mr. Queirolo discussed the challenges with features <br /> mandatory to offer, if those needed to take place prior to installation of the foundation. Planning <br /> Manager Dennis referenced recent developments in which modifications were made based on <br /> timing and phasing. She discussed hallway widths and door openings and modifications to plans <br /> to fit Pleasanton expectations. <br /> Commissioner Morgan stated he was comfortable with 36-inch hallways and 32-inch doorways <br /> but did not want to create a different standard for only some units. He stated he was inclined to <br /> make it optional without developer input. <br /> Commissioner Allen concurred that the matter should be vetted prior to going to Council. Ms. <br /> Clark explained that the proposed 44-inch hallway was only applicable to larger multi-family <br /> projects, and part of the negotiated condition of approval. She discussed the ability to encourage <br /> such standards during the review process to allow for designs to reflect. <br /> Commissioner Morgan concurred that there should be one standard for certain types of <br /> development <br /> Chair Pace stated uniformity and consistency was important for developers coming to <br /> Pleasanton. He discussed efforts to increase housing in the community and that adding more <br /> burden would make it harder on the City. He stated he was inclined to reduce burdens and <br /> expressed concern about potential litigation. He also expressed concern with the safety of the <br /> elderly and non-ambulatory population.
