Rocker type light switches installed 44 to 48-inches to top of outlet box above finish <br /> floor, and thermostats 48-inches maximum height to all operating buttons or features. <br /> i. Variable height (28 to 42 inches above finish floor) work surfaces such as cutting <br /> boards, countertops, sinks, and/or cooktops in kitchens. A minimum of two 15-inch <br /> wide cutting boards at variable heights may satisfy this requirement. <br /> j. Loop handle pulls on drawers and cabinet doors or touch hardware instead of knobs. <br /> k. Full-extension pull-out drawers, shelves and racks in base cabinets. <br /> I. Full height pantry storage, with easy access pull-out and/or adjustable height shelves. <br /> m. Front-mounted controls on all appliances where practical and whenever requested by <br /> residents. <br /> n. Adjustable height closet rods and shelves, or the installation of backing to provide for <br /> future adjustable height rods and shelves as needed by residents. <br /> o. Single-lever water controls at all plumbing fixtures and faucets. <br /> p. Hand-held shower head, or combination shower head with hand-held capability. <br /> q. Blocking in walls around toilet, tub, and shower for future installation and/or relocation <br /> of grab bars. <br /> As described in the wording of the condition, this requirement applies to the "covered" units in a <br /> multi-family project, and for many items it would require the features to be included during the <br /> construction of a unit, and they must be planned for and installed during the rough framing stage <br /> prior to dry wall (i.e., switch and receptacle heights, window sills, hallway width, etc.), not just be <br /> adapted upon request to be "adaptability ready." <br /> While this condition has been beneficial in securing more accessible features in covered units, <br /> and staff would propose to continue to include this condition in larger multi-family projects, there <br /> may be room for improvement in the condition. Specifically, staff recommends the following <br /> amendments/additions to the existing Condition of Approval: <br /> • Modify the introductory text of the condition to read: UNIVERSAL DESIGN— 15 OR <br /> MORE UNITS: The principles of Universal Design shall be incorporated into the design, <br /> with opportunities provided to the initial purchaser or tenant, to provide input on desired <br /> features from those listed below. Unless otherwise approved by the Director of <br /> Community Development, all units, including those otherwise required to be adaptable, <br /> shall provide the following features: <br /> • Modify item (a) to read: Pre-wire for both audible and visual capability of doorbells within <br /> units. At least four percent of all required adaptable units shall install audible and visual <br /> capability of doorbells within units. <br /> • Modify item (p) to read: All units shall incorporate a hand-held adjustable shower head in <br /> bathrooms. At least 10 percent of all required adaptable units shall include either an <br /> accessible shower(roll-in shower) or accessible bathtub in at least one bathroom. <br /> Universal Design July 27, 2022 <br /> 7of8 <br />
