ENGINEERING DEPARTMENT— LAND DEVELOPMENT — 925-931-5650 <br /> 48. UTILITY UNDERGROUNDING: The applicant shall be responsible for the <br /> undergrounding of the overhead utility lines across the project frontage on Dublin Canyon <br /> Road All utility lines shall be installed in conduit Only PG&E switch enclosures or capacity <br /> banks can be installed above ground provided the units are screened with landscaping to <br /> the satisfaction of the Director of Community Development. (Project Specific Condition) <br /> (Address this condition prior to issuance of an Occupancy Permit.) <br /> 49. The applicant's design engineer shall submit the following documents with the first <br /> submittal of the improvement plans: <br /> a. Stormwater Requirement Checklist with an exhibit showing existing impervious <br /> area, impervious area to be removed and replaced, and new impervious area to be <br /> created; <br /> b. Water demand calculations; <br /> c. Sanitary sewer load calculations; and <br /> d. Hydrologic and hydraulic calculations (Address these conditions prior to Building <br /> Permit issuance.) (Project Specific Condition) <br /> 50. GROUNDWATER WELL: Because the applicant intends to utilize an existing groundwater <br /> well for irrigation use, the applicant shall fill-out and submit to Zone 7 Water Agency a <br /> "Statement of Future Well Use". Said form is available for download at the following link: <br /> http://www.zone7water.com/images/pdf docs/permits/statement of future use.pdf <br /> (Address this condition prior to issuance of an Occupancy Permit.) <br /> 51. GEOTECHNICAL RECOMMENDATIONS: The Updated Geotechnical Investigation by <br /> Geocon Consultants dated April 2020 (Project No. E9164-04-02) includes specific <br /> recommendations with respect to the site improvements. All of these recommendations shall <br /> be incorporated into the design. The following recommendations must be addressed in the <br /> final design: <br /> a. Recommendation 6.10.4 requires that retaining walls greater than 2 feet in retained <br /> height be provided with a drainage system to prevent hydrostatic pressure buildup. <br /> b. Recommendation 6.13.2 and .3 prohibits ponded water against any building <br /> foundations. BMP-1 immediately adjacent to the northern and western walls of the <br /> Community Center Building must have a barrier or liner shown on the bio-retention <br /> area detail. (Address these conditions prior to Building Permit issuance.) (Project <br /> Specific Condition) <br /> 52. CONSTRUCTION GENERAL PERMIT: The project is subject to a Construction General <br /> Permit according to the National Pollutant Discharge Elimination System (NPDES) <br /> General Permit No. CAS000002. The general permit is applicable to development sites <br /> that disturb one or more acres of land surface. The applicant will be required to register <br /> the project with the State Water Board's Storm water Multi-Application and Report <br /> PUD-114-01M&P20-0995 Planning Commission <br /> Page 10 of 25 <br />ental Quality Act (CEQA) Guidelines.
